In 2012 Michael decided he wanted to invest in a buy to let apartment in Bristol. He was attracted to a development called The Eye, next to Temple Meads, which was being developed by The PG Group.
As a new comer to buy to let investments Michael was in the process of reseaching the lettings market when he made contact with Ed at The Bristol Residential Letting Co. As a specialist in letting new build properties Ed knew all about the developments in Bristol and had recently visited The Eye to assess the rental potential of its apartments.
Michael was delighted to find someone with such relevant knowledge and was reassured that the apartment he was considering purchasing was on a suitable floor, had the right aspect and was at an asking price that made sense. Even though The Eye Bristol was just a building site Ed was confident the finished apartments would appeal to professional tenants and assured Michael that this was a very strong investment opportunity.
The proximity to Temple Meads and planned expansion of the Enterprise Zone allowed Ed to be confident that the apartments would always be in demand, the rents would increase and that there should be capital appreciation. Michael took this advice on board and proceeded to purchase a one bedroom apartment.
10 years on and the area around Temple Meads has seen tremendous growth and development and the Bristol rental market has gone from strenth to strength. The Eye has been an incredibly popular development for professional tenants and rents and capital values have duly risen.
Over the 10 years Michael has now had 4 different professional tenants. As a mark of how popular his apartment is and our proactive approach to renting a property he has only experienced 9 void days during the entire 10 years – a statistic that even Michael couldn’t believe when we presented it to him.
Although the lettings market has been very strong the industry as awhole has faced many challenges over the last decade with numerous legislative changes increasing the compliance responsibilities of landlords. Don and the team at The Southville office are experts in their field and as part of the fully managed service have guided Michael through the necessary changes. In 2012 I became interested in buying a new build flat for rental in Bristol, on doing an internet search for a renting Agent before buying I came across and liked the look of The Bristol Residential Letting Co..
On contacting them lo and behold they already had a list of the various flats in the building with the expected rents achievable.
The help and advice on furnishings etc and on the rental prospects Ed gave at that time was invaluable in giving me the confidence to ahead with the purchase.
Time has proved Ed and Don were absolutely right with their advice and for the past 10 years their company have been looking after the flat, finding and vetting the tenants, doing regular inspections , collecting the rent, getting any maintenance jobs done etc etc, they do a total management job very very well.
Each property has a property manager and those I have dealt with have all been very professional, very competent and have dealt with any queries in a friendly and timely manner, which brings me to my present property manager Emma.
Nothing is too much trouble for Emma, she is so competent, professional and friendly, even recently helping me in the choosing and replacement of some furniture in the flat liaising with the tenant for the delivery and assembly of the furniture.
Emma takes a personal interest in the running of the property which of course gives me great confidence that that needs of the tenant and the property are properly looked after.
