During her search for a buy to let property in Bristol, Sue was recommended to speak to The Bristol Residential Letting Co by a sales agent. With a shortlist of possible properties Sue wanted some expert impartial buy to let advice to help her make the right decision. After speaking with Ed Osborn it was clear Sue was on the right track however he felt she could do better than the properties on her shortlist. In particular Ed wanted Sue to avoid buying an apartment that could potentially have EWS1 issues.
With a more refined search criteria Sue soon found a great one bedroom apartment in a small harbourside development with a lovely balcony. She successfully negotiated the price and the sale was agreed.
Shortly afterwards however the sales progression hit a snag when the vendors new property wasn’t going to complete on time. Rather than stalling the sale and risk losing the property, Ed suggested completing on the apartment and renting it back to the vendors until their new property was ready. With all parties in agreement the property sailed through to completion. Tenancy Manager, Emma, ensured the property adhered to the required letting legislation and executed the necessary tenancy paperwork.
4 months later the vendors completed on their new property and moved out of Sue’s apartment. A full set of edited photographs, a video tour and a floorplan were all created by our Rental Expert Danny Dean and the property was launched onto the lettings market. Ideal professional tenants were quickly found and Sue was impressed by the speed of the property going on the market, the quality of the tenant and the rent that was achieved – it had been exactly as Ed had suggested.
With other properties in New Retort House under her management, Property Manager Emily McDonald is now Sues day to day contact. With responsibility for looking after the tenant, conducting property visits, dealing with any maintenance or tenancy issues Emily is on hand in our Clifton office to provide Sue and the tenant with any help or guidance they need.

I had agreed for the vendors to stay as tenants after completion, for an unknown period of a few weeks up to a few months. Ed provided me with the tenancy agreement, amended as appropriate for the circumstances and did not charge at all for this, though I did offer to pay a fee. As I was a new landlord client, I appreciated this and I realised that Ed trusted me to use you on an ongoing basis.”
